Blakeford accepted its first residents in January 1996.

There are approximately 140 residents in Independent Living.
There are approximately 48 residents in Assisted Living.
There are approximately 70 residents in the Health Center.

Who owns Blakeford?

Blakeford is a not-for-profit corporation. It was organized by a group of concerned Green Hills visionaries who saw the need for a senior community in this area. It was originally financed using tax-exempt bonds.

How many Blakefords are there?

There is only one. Blakeford at Green Hills is tucked away on 10 acres against a backdrop of rolling hills just south of The Mall at Green Hills right off of Hillsboro Road.

Does Blakeford have a Board of Directors, and if so, how is the Board elected?

Yes, Blakeford does have a self-perpetuating Board of Directors that is comprised of active community and business leaders.

How much input do the residents of Blakeford have in administrative policies and procedures?

Blakeford has a very active Resident Council. The Resident Council is a group of elected representatives from within the retirement community who meet once a month to discuss various possibilities and interests. The Council communicates to management the consensus desires of residents. Members are elected for a three-year term with elections being held in September of each year. There are also Family and Resident Councils for Assisted Living and the Health Center.

What activities are available to me at Blakeford?

Recreational and social activities have a special place in your community. Events may include tours, lectures, films, theater presentations and symphony performances, as well as other less formal group activities such as holiday and birthday get-togethers. Of course, bridge groups and other organized games are a great part of daily life at Blakeford.

How is all this paid for?

Residents pay a one-time fee known as the Residency Deposit. This fee entitles you to the exclusive right to live in your selected residence and provides you with complete access to Blakeford's campus and amenities. The Residency Deposit also assures you access to our Assisted Living and Health Center either on a temporary or permanent basis. If you leave Blakeford for any reason, you will receive a refund of 90% of the original resident deposit plus 50% of increase in appreciated value. The increased value is subject to certain restrictions enacted by the Internal Revenue Service. The complete details concerning the Residency Deposit will be reviewed with you prior to closing on your new apartment home.

Do I own my apartment?

Although your investment at Blakeford may feel like a real estate transaction, it's really an investment in the Life Care Model. Your Residency Deposit entitles you to access to our levels of care throughout the rest of your life at subsidized rates. Your deposit is held and invested in order to fund those subsidies. And, since you don't own any real property at Blakeford, you no longer have to worry about those rising property tax rates.

What does my monthly service fee include?

Your monthly service fee includes: One meal a day in our beautiful dining room, weekly housekeeping with linen service, all utilities (except telephone and cable), emergency call and response system, transportation service, cultural, educational and social events, along with full access to the wonderful public areas of our campus.

Does the monthly service fee increase each year and by how much?

Similar to increases in expenses at your current household, Blakeford's expenses increase as well. The Board of Directors annually review the financial position of the organization, the economic outlook, and the needs of the community. The Board then determines the monthly service fees for that year. The increase is typically 3% to 5%.

How do I place my name on the waiting list?

To place your name on the waiting list, there is a fee of $1,000. You will then be called when the apartment of your choice becomes available. This $1,000 can be applied to your Residency Deposit.

How do I reserve a specific apartment?

You place a deposit equal to 10% of the Total Residency Deposit to reserve a specific apartment. you then have 60 days to complete the necessary paperwork and to pay the remaining 90%.

What benefits do I receive from entering into Blakeford at the Independent Living level?

After a six-month waiting period, you are entitled to guaranteed placement in the Assisted Living, Memory Care or Health Center at a substantial savings. There are also certain tax benefits you will receive.
